Failure to receive a tax bill does not affect the validity of the tax, penalty, or interest, due date,  existence of a tax lien, or any procedure instituted to collect a tax (Section 31.01(g), Texas Property Tax Code).

State law automatically places a tax lien on property on January 1st of each year to insure that taxes are paid.  The person who owned the property on January 1st of the tax year is personally liable for the tax, even if he/she sold the property during the year.

Taxes are due upon receipt of the statement. Please pay by January 31st to avoid incurring penalty and interest. The Tax Assessor-Collector and the tax jurisdictions do not have the legal authority to forgive or waive any penalty or interest charge on an unpaid tax.

If you mail a check for payment of your taxes, please be sure to have your envelope stamped by the post office on or before January 31st. If you mail late in the day of January 31st, the post office may postmark your envelope February 1 and you will be charged penalty and interest for a February payment per the Texas Property Tax Code. 

If a mortgage company should pay your taxes, and you have received the statement, write your loan number on the statement and send it immediately to your mortgage company.

Tax sales are conducted periodically throughout the year by our delinquent tax attorneys, McCreary, Veselka, Bragg & Allen. Tax sales may only be conducted on the first Tuesday of the month. If a tax sale is to be conducted in a given month, a list of the properties to be sold, the minimum bid amounts, information regarding properties and the general rules for bidding will be displayed on the attorney’s website; www.mvbalaw.com, approximately 30 days in advance of the sale date. All tax sales are conducted in accordance with the provisions of the Texas Property Tax Code and the Texas Rules of Civil Procedure.

Unlike some other states, Texas does not sell tax lien certificates.  Texas law requires judicial foreclosure of tax liens held by political subdivisions.  Property which is encumbered by a tax lien securing payment of delinquent taxes may only be sold at tax sales.

Georgetown Grand Racing Street Closures
  
See the attached map showing the downtown street course that will be closed to traffic from 4 p.m. on Friday, May 18 through 8 p.m. on Saturday, May 20. Note that Austin Avenue will be closed between Third Street and 11th Street during this time. Austin Avenue traffic will be detoured to Church Street.

Friday May 18th
Due to problems with the AC unit at the Round Rock Annex location, the Round Rock tax office will be closed for the remainder of the day.  We do apologize for any inconvenience this may cause.
